St. Ben's Hotel & Convenience Store For Sale St. Benedict, Saskatchewan

 BUILDING INFORMATION: 

Lot 1 - 7.  215' of frontage a 100' deep.  3 lots on north side of hotel are vacant and used for barbeques, poker rallies, etc.  The building is approximately 3,000 square feet, consisting of a bar, 6 guest rooms.  The living quarters include a  24' x 36' living room, dining room / kitchen, laundry room, 2 baths, 3 bedrooms, an office and a 21' x 36' heated garage, with furnace.  Walk in cooler - 8' x 10'.

In 1993 the hotel was re-wired and a new roof and vinyl siding were installed.  The hotel has 2 furnaces.  The bar is air conditioned and has an alarm system.

 OPERATING INFORMATION: 

Excellent room business from contractors in both spring and fall.  U.S. hunters are regular year after year.  Canada Post rents one room, 5 days per week, year-round.

Guests are served meals either in the bar, or the hotel dining room within the living quarters. The bar operates 6 days per week with occasional Sunday openings in the winter to cater to ski-do parties and barbeques.   A dome tent, adjacent to the hotel, is used for BBQs.  This is the nicest  bar in a 60 km radius. Present license is for 51 patrons.

Blake's Place is the only source of groceries and video rentals in St. Benedict.  The movies are owned by the hotel.  Grocery sales alone top $10,000 per month, opening Sundays could add as much as $20,000 per month. (for bar, video outlet and grocer combined)

Poker rallies held for six weekends in a row.
Hockey tournaments also bring in business.

 MISCELLANEOUS POINTS: 

One third of bar sales are 'off-sales', the remainder are table sales.  This is a very satisfactory ratio. 

The bar uses an automatic liquor dispenser and computerized cash register.

6 hog  barns were recently constructed in the St. Benedict area.  These add regular income from sales of groceries and beverages.

2 part-time staff have expressed their willingness to remain on-staff.

Average prices are slightly below those charged in neighbouring towns.
