The subject property consists of two sites, both located in the central business district of Carnduff, Saskatchewan.

The site containing the hotel, beverage room and restaurant is located on Broadway Street, Carnduff's Main Street.  This site contains three lots each measuring 25' frontage on Broadway Street with a depth of 120'.  Total area is 9,000 ft².  The second site is located on Railway Avenue just 78' east of Broadway.  This second site contains four lots each measuring 26' frontage on Railway Avenue with a depth of 130'.  In addition, the site includes approximately 1.5' of adjoining _____.  The site contains a total area of 13,715 ft².

The sites are level and are serviced with sewer, water and natural gas, power and telephone.  Both Railway  Avenue and Broadway Street are paved with asphalt with concrete curbs, gutters and sidewalks.

The site are well located in the town of Carnduff for their present use as a Motel and a Hotel.

THE MOTEL:

The motel was built in 1984.  There are 10 guest rooms.  The building is irregular in shape and contains approximately 2,600 ft².  There are six double rooms  and four rooms with double bed and hide-a-bed.  Each room contains a game table and chairs.  Each room also has a wall mounted air conditioner with electric wall furnace and electric baseboard heat.

The building is of pre-cast concrete construction on a concrete foundation.  Interior walls are drywall, taped and painted.  Floor cover is carpet and lino.  Each unit includes a four piece bath.  The parking area is paved with asphalt.  The overall condition is good.

THE HOTEL:

The hotel building is roughly "U" shaped.  The main section measures 71' x 28' with additions of 30' x 31' and 30' x 19'.  The building is part one storey and part three storey with an overall area of approximately 9,324 ft².  The building contains a full basement on a concrete foundation; this area is used for storage only.  The building is of frame construction with brick veneer exterior.

The beverage room was completely remodelled in 1995.  At that time an addition of 330 ft² were added to bring the seating capacity up to 100.  The balance of the main floor is occupied by the restaurant.  The restaurant includes seating for approximately 60 persons.  The area has been upgraded with carpet on the floors, wood finish on the walls and new ceilings.  The kitchen includes a step in freezer and cooler.  The restaurant is in good condition.

The second floor contains rental accommodations.  There are 11 rooms, of which 5 have bathrooms including showers.  There are 6 rooms that share a common bathroom.  All rooms have upgraded windows, new television sets and cable.  The hall areas have new textured, painted wall cover.

The third floor has been converted to Living Quarters.  This area includes 3 bedrooms, kitchen, living room, and dining room.  The LQ have been upgraded in recent years with floor coverings, paint and wallpaper.  New bathroom fixtures were also added as were new oak-finish kitchen cabinets.  There is a laundry room as well as a large family room.  This area is in Good condition.

Electrical system has been upgraded to 400 amp capacity and a modern breaker system.  Heat is provided by natural gas fired hot water.
