Geographically, Eatonia Industries attracts customers within a 50 km radius. Not only does this cover Eatonia, but also encompasses most of the neighboring towns. While the neighboring town of Kindersley has similar shops, Eatonia Industries successfully competes with these shops by offering higher quality workmanship and more responsive service. People recognize quality craftsmanship and service when it is provided and Eatonia Industries has customers who travel from as far away as Scepter and Rosetown in Saskatchewan; and Oyen and Sibbald in Alberta. Additionally, the Hutterite colonies of Eatonia and Glidden turn to Jerry and his team whenever they have needs that they cannot fulfill themselves. Jerry has worked hard to successfully maintain a reputation of high-quality fair-minded business that extends beyond the local geographical region.

KEY PEOPLE

Jerry Jurgens
Co-Founder, Master Machinist/Welder, Certified Pressure Welder

In 1958, Jerry went to work for Bowman Brothers, Ltd. as an automotive machinist rebuilding car engines and the occasional tractor engine for the local engine shop in the town of Humboldt, Saskatchewan. In 1961, Jerry and Bonnie were married. In 1963, Jerry was promoted to Shop Foreman and transferred to the Bowman Brothers facility in Kindersley (later to become Acklands Ltd). Like most entrepreneurs, Jerry had a strong desire to be his own boss and so he set his sights on owning his own shop. In 1967 the right opportunity presented itself, and Jerry and Bonnie purchased an existing machine shop in Eatonia, re-naming it "Jerry's Machine Shop". The business was profitable from day one and Jerry and Bonnie planned appropriately to grow the business through quality craftsmanship and through added services. After 11 years, the business had outgrown its building and property, and, in 1979, they broke ground on a new facility. Jerry's Machine Shop became Eatonia Industries, Ltd., a private company that has run continuously as a very profitable business since establishment. Jerry has constantly maintained his expertise, learning new techniques as they have come about, continuously building on his own abilities. To increase services he earned his pressure welding certification twelve years ago. Because of his success as a businessman and his dedication to continuous mastery of the trade, he has earned the respect of the local tradesmen and clients and this has also won him exclusive licensing of key dealerships.

Bonnie Jurgens
Co-Founder, Treasurer, Secretary, Bookkeeper, Clerk

By 1979, when the business became Eatonia Industries, Bonnie was working fulltime outside of the family business, but was still maintaining most of the bookkeeping and clerical work. As the business needs grew, Eatonia Industries retained the services of an outside bookkeeper. In 1996, Bonnie retired from her outside employment and once again assumed responsibility for Eatonia Industries' bookkeeping and clerical needs.

Employees

Jerry is a certified Master Tradesman and often accepts apprentice machinists. Since 1979, Eatonia Industries has employed a series of full-time apprentice level tradesman. These apprenticeships typically last 4 years. Additional seasonal employees are hired as needed, typically from spring through fall.

  • Clausing 13 x 48 Engine Lathe (replacement value: $5,000)

  • Miller – 750 Plasma Cutter (replacement value: $3,500)

  • Cosen 9 x 16 Band Saw (replacement value: $3,000)

  • Miller – 180 D Tig And Stick Welder (replacement value: $2,600)

Jerry and Bonnie have computerized the company's inventory, billing, and bookkeeping needs.
The sale of Eatonia Industries includes:

  • Computer

  • Software (Quick Books Pro 2006)

  • Multi-purpose Laser printer, fax, scanner/copier

Vehicles

  • Ford 3/4 ton truck with service deck and welder

  • Tractor with front-end loader

Other assets include resale inventory (nuts, bolts, screws, seals, cutting parts, welding supplies, etc.) which will be tallied in the final closing costs, as the inventory varies in value from $75,000 to $95,000 depending on the time of the year. Augers taken in trade are included in the resale inventory and, as a purchase option, the wholly owned augers may be factored out of the final purchase price assuming they are held on consignment by the new owner for the existing owners.

FINANCIAL INFORMATION

Eatonia Industries, Ltd has been a profitable business since its establishment. While its profitability is influenced by the success or failure of the local agriculture industry, it has remained profitable even during two to three years of bad crops. The last two years are examples of less favorable agricultural cycles, and even so, the company maintained nearly an average 31% profit margin for the two-year period. Table 1 shows this trend along with the financial information.

Owner Salaries

In the last two years, the owners have drawn $65,904, $58,230 and $68,582 in 2003, 2004 and 2005 respectively. The remainder of the profit has gone to paying down long-term debts and replenishing store inventory. In the last two years, the overall net worth of the business has increased a considerable 30%.

Return On Investment

For the potential buyer, the return on investment (ROI) for this business is significantly faster relative to other businesses in the farming industry. Eatonia Industries has a constant track record of being very profitable, has a positive net worth, provides an essential service to the local community and has little-to-no competition. The current owners' status in the community as well their positions as directors of the Chamber of Commerce and the Mayor of Eatonia, ensure a smooth transition for the new owner.

Given the asking price of $300,000 and assuming 100% financing, a new owner could realize an immediate ROI, drawing a decent salary and having the business be debt-free in 7 years with a moderately high loan repayment (loan would assume 7 years financing at 5% APR). The loan repayment would require about 50K per year and would allow for the owner a salary of at least $32,000 (based on the last 3 years financials). Relaxing the repayment of the financing to 10 years or even putting 10%-15% down in equity and one could live quite comfortably in Eatonia while the business becomes debt-free.

Financing Opportunities

The current owners are working with local financial institutions to simplify the financing process. Loans will be pre-approved for the accepted buyer with the appropriate level of credit standing.
