The
Western Hotel was purchased by present owner on April 1, 2003.
It re-opened 3 weeks later after being given a $160,000
"facelift" as Willy's Tavern. |

In
October '03 an extensive renovation was done on Willy's Grill
which we operated for the next 6 months.
The Grill was then leased to the present tenant. |
|
Foam
Lake is a community of 1,300 people and conveniently situated
between Yorkton and Saskatoon at the junction of Highway 16 and
Highway 310 in East-Central Saskatchewan.
As the centre of a mixed farming area, Foam Lake offers
the basic business and professional requirements for the many
surrounding communities. |
|
In
1996, after the UN declared Canada the best place in the world
to live for the 5th consecutive year, a research
community used the same criteria to locate the best province.
It was announced that Saskatchewan had won and the CBC radio
held a search for the best place in the province; Foam Lake won
and is now known as the "Best Place In The World To
Live" as denoted on the sign when entering the
community. |

| WILLY'S
TAVERN:

| The
Tavern’s $160,000 renovation in April ’03 must be seen to be
appreciated. |
| It
boasts a 167 seat licensed beverage room with over 3,024 ft2
of floor space |
| We
have a private gaming room with 10 VLT’s as well as a Nevada
machine. |
| In
addition to the Gaming Room we have a pool table; foosball
table; dart board; golf machine; table top; and a juke box. |
| Five
TV’s including a big screen provide additional entertainment
options to our patrons. |
| The
bathrooms are a testament to the craftsmanship of the local
tradesmen. |
| An
upper deck seating area doubles as a dance floor on
entertainment nights. |
| Centrepiece
of the Tavern is an oak bar with stained glass that has become
part of the furniture. |

| After
an extensive renovation Willy’s Grill was opened on October 10th,
2003. |
| Renovation
consisted of new flooring; gyproc; painting; lighting; and
extensive renovation to the bathrooms. |
| We
operated The Grill for 6 months before leasing to the present
tenant. |
| Seating
capacity of 65 with ability to become licensed (present tenant
is not licensed) |
| All
furniture and furnishings were purchased new and are being lent
to the present tenant. |

| Willy’s
Hotel:

| Located
directly above Willy’s Grill we have 12 rooms. |
| Four
of those rooms have full bathrooms and at present 8 would share
common bathrooms/showers. |
| The
previous owners rented rooms.
We haven’t rented any rooms since purchasing Willy’s
in April ’03. |
| The
current condition is considered below average without a
renovation to both the roof and hotel room windows (18 in all). |
| We
trust this would be a negotiating point moving forward as there
is significant potential for rooms of this nature within the
community. |
