LAND:

• The subject store sits on a lot located at the junction of Russell Street running east-west and a secondary street running north-south.  The store building abuts the front boundary of the lot and runs south along the lot's eastern boundary, taking up most of it's area.

BUILDING:

• The store building proper is a single storey brick and woodframe structure built over a full basement.  A metal storage shed located at the rear of the store building sits on a wood floor, connected to the store by a passageway set in the middle of the sheds northern wall.

• Exterior Size:  approximately 48' x 42' for the store building and about 18' x 30' for the attached shed

• Construction:  brick and wood frame for the store and metal for the shed.  The floor of the store is hardwood while the floor of the shed is planking.

• Basement:  The full basement is used for storage purposes and although largely unfinished is clean, well-lighted and well shelved.  The floor and walls are poured cement while the ceiling is open and unfinished.  A cement wall dividing the basement into two sections runs down the middle of the building.

• Water:  Town sewer and water.  A roughly finished bathroom is located in the eastern half of the basement.  The hot water tank is a Cascade 40 unit.

• The store is made up of the following areas:

  • meat department - 12' x 21'

  • office area - 7' x 14'

• Retail Area:

  • The retail area has a hardwood floor and painted drywall walls and ceiling.  Three 5' x 4' picture windows run along the north wall.  The check-out counter is located between the westerly and middle of these windows while the entrance off of Russell Street is situated between the  east and middle windows.

  • Four island display units run north-south down the middle of the retail area with refrigeration equipment running along the west wall and shelving.

  • The south end of the store is divided into two parts by the stairs which lead to the basement.  The east portion of this area is taken up by the meat department.  This department is finished with a wooden floor, paneled walls and a painted panel ceiling.  A 9' meat case runs east-west in front of the meat department, separating it from the retail shelving at the front of the store.

• A meat wrapping counter runs along the length of the west wall while meat equipment and a chest freezer run along the south and east walls.  A doorway in the south-west corner of the area leads to the storage area to the  south while a second doorway leads to the foyer in front of the stairs leading to the basement; a doorway set into the west wall of this landing leads directly into the office area in the southwest corner of the building.

• The office area is separated from the liquor department by tall wooden liquor display cupboards running out from the west wall of the store for about 10 feet.  The floor of the office area is tiled while the walls and ceiling are painted drywall.

• The liquor department is located in front of the office and separates the office area from the retail area.  A cash counter at the front of the area prevents the liquor from being self-serve.

• Directly behind the meat department is an 8' x 21' storage area.  A door in the east wall of the area leads outside and allows freight to be off-loaded directly into the store.  The floor and walls of this area are wood while the ceiling is made up of unpainted panel boards.  Two doors are located at the west end of this area; one leads south into the rear freight shed and the other north into the meat department.

• The landing area between the meat department and the liquor office area is 5' x 18' and also contains the store's electrical panel.  An order desk runs along the south wall while the basement is entered down a stairway to the north.

• The rear storage shed contains a large walk-in produce cooler and several chest freezers but is really used primarily to receive freight or as a miscellaneous-type storage room.  The shed has two doors; one leads from the meat department and is set into the middle of the north wall while the second is set into the middle of the north wall while the second is set into the east wall and leads directly outside.

• Staff:

  • 2 full time owner operators, and 2 part time employees who work about 10 hours per week.
