Honesty

How honesty forces true value into the open for both buyers and sellers.

A real sale, at a real price, without the usual nonsense.

How This Started

This process didn't come out of theory. It came out of a real situation in Winnipeg, with a honest Real Estate Agent.

A local business owner decided to sell. He turned to a friend, someone he trusted:

Coldwell Banker Preferred Real Estate

The seller trusted Gary because he knew one thing: Gary would be honest.

Gary listed the business at the price the owner wanted. But he made it clear from the beginning: he wasn't convinced the price was right.

The Market Spoke

Over the next few months, the business sat on the market. No serious, financeable offers came forward.

That confirmed what Gary had already suspected: the price needed to be grounded in reality.

Instead of pushing forward just to maintain a listing, Gary chose a different path. He reached out for a proper valuation.

Where We Came In

Our role was simple: find the real number and explain why.

Using the Eric Jordan 25 Factors Affecting Business Valuation and a 5 Senses Inspection Report, we established a value that could actually support a transaction.

More importantly, we created a structure that helps both sellers and buyers move forward with confidence.

A Process Designed to Get Deals Done

Most business sales fail for predictable reasons:

This process is designed to solve those problems from the start.

Step 1: Seller-Focused Valuation

We begin with a clear, supportable valuation of your business. This includes:

Starting at $2,800 plus applicable taxes for straightforward, non-complex businesses.

Because of our collaboration, the process is more efficient and cost-effective.

Step 2: Honest Market Representation

Your business is presented to the market with one guiding principle: the price has to make sense.

This creates:

Step 3: Buyer-Focused Valuation (When Applicable)

When a qualified buyer comes forward, we take it one step further. We answer the question most valuations ignore:

What is this business worth to this specific buyer?

We incorporate:

This creates a valuation that lenders can understand and work with.

Fees vary depending on scope and complexity. In straightforward situations, this stage may begin around $1,250.

For serious buyers and sellers, we have a redacted example of a valuation where the buyer profile and plans were part of the valuation report. You will see how this increased the value and was accepted by TD Canada Trust for Canadian Small Business Financing Program loan. If a court orders it, the redactions can be reversed for the court to see in full detail.

Why This Works

This approach aligns the three parties that matter:

When those three line up, deals get done.

Final Thought

Most people try to sell a business by asking: "What do I want for it?"

We approach it differently: "What will someone actually pay, and how do we prove it?"

That difference is what gets deals across the finish line.
