Site and Neighbourhood Description

The subject is located on the northeast corner of the Hope - Princeton Highway and 7th Avenue.  The site is roughly triangular, with a frontage on the Hope-Princeton Highway of 170.683 meters (560 feet), a depth on the east side of 146.12 meters (479 feet), and a total area of 1.438 hectares (3.55 acres).  The site is level to road grade and partly treed with evergreens.  The buildings are located toward the southeast corner.  There is lawn area around these buildings and ±600 square meters (6,500 square feet) of asphalt paved driveway and parking area.  Approximately one acre at the north corner is cleared.  Services include telephone, hydro, natural gas and municipal water.  Sewer is available on the Hope-Princeton Highway but is not connected to the Subject.

Surrounding development to the west along the Hope-Princeton Highway includes motels, service station, restaurants and the R.C.M.P. office.  The Fraser Canyon Hospital and the Fraser Hope Lodge Care Home are adjacent to the north of the subject off 7th Avenue.

The Coquihalla River is to the east.  A road allowance (River Parade) that is used as a public walking trail runs between the subject and the River.  A recent study done by Northwest Hydraulics Ltd. found that the river does not impose a significant flood risk on the subject.  The municipality does not require buildings on the subject to be flood-proofed.
