Hope is located in the easterly extremity of the Fraser River Valley. This community is in the hub of three major highways that join the heavily populated Fraser River Valley and lower mainland of British Columbia to the rest of Canada. These three highways are: the Trans Canada Highway (No. 1), the Coquihalla Highway (No. 5) and the Hope - Princeton Highway (No. 3). With the recent opening of the Coquihalla Highway, the District's prominence as a stopping point for tourists traveling to points east, has been enhanced, and tourism expenditures for overnight accommodation and services have increased significantly. Hope boasts several local points of interest that attract day visitation, and there is great potential to package these attractions to make Hope a long term vacation destination. In addition, bus tours pass regularly through Hope, and this could be another untapped market for overnight stays or for restaurant opportunities. Most motel properties in Hope are small operations, with limited amenities and services. The supply of motels presently in the market is generally older with a wide variance in product quality. While a few of them have undergone some renovations, all the motels are older (minimum of 15-20 years). A new, full-service facility would easily capture more than its fair share of the local tourism market of over 62,000 room nights per year. There are four primary sources in the accommodation market in this area. These include commercial/government use, leisure demand, sporting events and crew demand. Aside from these, there would be great potential in the corporate/convention market. Hope is within 1.5 hours of Vancouver, 3.5 hours from Victoria, and 2 hours from the British Columbia Interior. There is currently very little accommodation of convention facilities in Hope, and through discussions with the Economic Development Officer for Hope, it is obvious that there is a real need as organizations have been turned away due to lack of facilities. There is also a need for a proper convention/event/dining facility for local functions. The ideal would be a facility with an indoor pool and exercise facility, access to food and beverage services, and a space for hosting meetings, conventions, receptions and similar functions. Rooms would be 300 - 325 square feet, including washrooms, excluding public space and corridors. There would be indoor corridors, and ground floor rooms could have drive-up access. Furnishings and equipment throughout would be equivalent to those found in a mid-priced, upper-end hotel. This would exceed anything presently available in the competitive market. There is a real need and opportunity for a neighbourhood pub/restaurant (150 - 200 seats) in this community. Existing facilities are very dated in both decor and style of operation. This facility could also meet the food and beverage needs of the hotel. At present, a party who holds the necessary licences is very interested in leasing a pub and/ or restaurant facility. We would be happy to introduce you without any obligation. A franchised family-style restaurant such as Denny's or ABC would also fill a real need in the community as well as for the motel. There are no such dining facilities in the neighbourhood. Strong local support, tourism and tour industry in the area, high traffic volumes, and easy access and visibility to this site, would undoubtedly lead to a successful venture. The property is sub-dividable, with a total of 560 feet of highway frontage. This will provide ample space for expansion, or other travel services such as a gas/service station or fast-food outlet. |
