Beach access is guaranteed by the government.

100 acres overlooking the Pacific Ocean in Corozalito, Costa Rica. 10 lots have mountains and river view. 12 are riverside, 36 lots have ocean view from a high ridge at about 200 feet elevation, 6 premium lots have ocean view from 300 feet elevation. The property in front of us drops off sharply from our ridge; no one will block our view. It will need roads and utilities. 

Our property has a river, 2 freshwater springs, a waterfall, rolling hills and lemon trees. Commercial commuter planes arrive from San Jose twice a day. There are 2 roads to the beach; one walking and one driving. The pink sand beach has 40 palm trees and a large grassland park giving permanent beach privacy; no buildings or neighbors (see air photos). Ocean water temperature is 85 degrees. A home owner here could get off the commuter plane and walk home.


History:  Our caretaker at San Miguel found this lot and told our Costa Rican land scout about it. The lot was owned by a 75 year old farmer who held it as a small farm for his 95 year old father (who can stay on site with his wife). Our nearby San Miguel caretaker will also watch this property. Caretakers are necessary to keep squatters off the land (squatter rights begin in 90 days). We closed November 2, 2005. There are 3 high ridge ocean view spots on the property and are suited for 2 story spectacular condos or homes. We have 40 acres as wild forest common area.

Strategy:  Investors buy a half interest in a lot currently owned by Loring and managed by Pat O'Neil. Now the investor and Loring are Tenants in Common. The lot stays undeveloped for 3 - 5 years, then is sold with profits divided between Loring and the investor. Application for a condo development will take 3-4 years to approve. With planes arriving twice a day, a high end condo development would be visible to all tourists who could get off the plane and walk next door to a model condo.

Something comes up: Loring offers its TIC investors an "Emergency Out" and will buy back 100% of the original investment after a 60-day notice. Please keep in mind that you would lose any property appreciation by taking advantage of the Emergency Out.

Sample TIC Investment: An investor buys a half share in a $38,000 lot for $19,000.  If I decide to sell after 3 years of appreciation at $90,000, we'd split the net gains (we share all expenses) after we take our 1% management fee of $900.  TIC investors control first right to buy the lot at a discount to market.

Waterfront land investing

What is fractionalized ownership or TIC (tenant in common)?

  • Two or more people own a piece of property and share the appreciation, ongoing costs and risk.

Can I sell my share?

  • Yes, or you can use it as collateral for a loan.

How long before the property is sold?

  • 2 - 5 years, depending on when we can get the best deal.

Who pays the bills during the 2-5 years?

  • We manage the property and pay the bills (taxes, insurance, closing costs, etc) until the property is sold. When we sell we settle up your share of the bills and split the gains according to our percentage of ownership of the property.

What is your management fee?

  • We get 1% of the sale price for our 2-5 years of management time.

What if I need my money before it is sold?

  • You can always take an "emergency out" and get 100% of your initial investment back  (60 days notice is required and you will lose any market appreciation).

Is the title good?

  • We buy title insurance.

Do I pay any tax on the appreciating value?

  • No, not until the lot is sold.

Who controls the sale of the property?

Q: How has your fund done so far this year and longer term?
A: When the market recovered last year, we were up 106%. That general market recovery stopped last January, and we're up 6% year to date (+22% for 2004). So you can see that our fund depends on a stable market to be able to make money. The tough year this year led me to open a second fund, targeting defensive investing, and our real-estate fund has done very well.

This is something people might consider on their own. We buy waterfront raw land and just tuck it away. There's an absolute limited amount of waterfront land, but there's a growing demand of baby boomers buying vacation property.


Q: How do you see tech stocks, other than the Net? Any you hold or see as buys?
A: In general, tech stocks have held up better than the Dow, and that means the Nasdaq index. The larger tech companies such as Intel (INTC ) make components that most technology companies must buy. Every technology product has chips. Consequently, we think chip stocks as a group will have a tremendous move with the economic recovery.

You can buy shares of index funds or exchange-traded funds that focus on either technology or the chip companies themselves. It's a good bet with minimal risk because a group of technology companies will never go bankrupt -- as might one individual company.
